Can a VA Loan be used for a Sheriff's Sale property?
There has been a lot of input stating that is is next to impossible to use a VA loan on a foreclosed properties. I am looking at bidding on a cabin at a great price and I have two main concerns.First, the home may not qualify "as is" for a standard VA Loan for "Existing Construction" but couldn't it qualify under the VA Loan's "Proposed or Under Construction" category as an eligible property? That way any required repairs would be identified and the cost rolled into the loan?
The second concern is that the home is not hooked into standard electric utilities. It currently has a generator and a battery bank and I would install a residential windmill. The property has been surveyed as being in a commercial grade wind zone.
I know the property well and the opeing bid is half of the construction cost not to mention the 20 acres. Thank you for your input.
The plan would be that as "Proposed Construction" the cost of the windmill or other VA required power would be included in the loan. The 10% down at auction is not a problem. With a VA loan I would recover the 10% upon full payment. I would prefer to finance the entire amount and put the 10% into other new home costs.

gaurdian generator gfci problems?
i have a customer that purchased a guardian generator 8000 watt electric start. i installed a 10 circuit reliance transfer switch to the panel, when we plug in the generator, the GFCI circuit of the generator trips. i was told by the transfer switch company that this generator is for site use, and not for residential standby power and that is why it trips. and there could be a way to bypass this gfci. generac is tough to get a hold of their tech support, so any help to get this resolved would be great. thanks in advance.this generator is a portable type, but i wired the house a few years back, and the grounding is fine, i am a licensed electrical contractor, just having problems with this generator. i ahve done many in the past and no problems what so ever. this is just an oddball thing.

Years ago, I arranged for a standby generator one Xmas for a Residential Care home with a lift and that worked except they could not use the lift due to it's larger requirement for power. This Bunk Barn sleeps 35 people in 8 en-suite rooms but is very 'Green' with all lights being low energy and underfloor heating providing economical comforts. Low resonating noise keeping me awake at night?
It started about 2 months ago and has gradually really started getting on my wick and keeping me awake.I've been through the house switching off various things (fridge, freezer etc) to see if it's something at home causing the problem but I could still hear the noise. I've even put my ear to the ground and to the outside walls to see if I could 'sense' anything, but couldn't pick up on the noise that way.
I'm driving my husband nuts complaining about it every night - sometimes he can hear it, sometimes not, but it doesn't bother him (he is a man who could sleep standing up in a hammock while the royal marines band marched by LOL).
A couple of nights ago he even went out in to the garage and switched off the power supply to the house and when he came back in we could both hear the noise so I now know it's coming from somewhere outside. Last night at 1am I got up and went for a walk to see if I could hear it - I could - just about - but the noise from the little bit of traffic on a motorway (just over a mile away) drowned it out. I've wondered about road noise from the motorway being 'carried' up to where I live but the noise bothering me is there all the time whereas the motorway traffic decreases quite a bit at night so I don't think it's road noise. Also we've lived here for 13 years so if it was the road I think it would have bothered me before now.
It's a very low, resonating sound - bit like a generator is the best I can explain it. I am aware of it during the day, but it's at night once everything quietens down that it really starts to get on my nerves - it even feels like it's coming through my pillow.
Thing is I live in a detached house in a residential, semi rural elevated location and I'm just completely at a loss as to where the noise is coming from. I'm thinking of phoning the local environmental health officer but don't want to sound like a loon - any advice anyone?
ps - I've got ear plugs and they haven't really helped - I'm still vaguely aware of the sound.

Today alone, I saw four buildings. Two were for Verizon and two were for AT&T. None of the buildings had windows. One of the Verizon buildings is relatively small and near my house (in a residential area). For years I assumed it housed some sort of maintenance facility (stuff like big generators) and had no staff because the parking lot is small and usually empty.However, in the past few days I've seen larger facilities with no windows--all were for phone companies and they all seem to be staffed as evidenced by their size and parking lots. What gives? Is there some aspect of the technology that is not good with windows around?
